Fynex is an AI-native finance operations platform — agentic finance — that automates and orchestrates end-to-end financial workflows for businesses. This page is the pillar for land-based businesses — property, construction, logistics, healthcare staffing and distribution — where one incoming payment belongs to several parties. Fynex works alongside QuickBooks, Xero, Sage and the industry's own operations software rather than replacing them. This page is relevant when money has to move between owners, subcontractors, carriers or suppliers and the record of it lives in a different system from the money itself.

# You're paid once. *A dozen people are owed from it*

Landlords, subcontractors, hauliers and suppliers paid from the right job — and every payment in your books.

*For businesses that pay a crowd from every job.*

## Where your money leaks when every job pays a crowd

Property, construction, freight — different work, the same four leaks. Here's what breaks, and what Fynex does about it.

1. **One payment, owed to many people** — Rent belongs to a landlord, an application to your subcontractors, a freight payment to a haulier. Fynex [works out each share](https://docs.fynex.ai/payments-api/v1/docs/splits) from the agreement and pays it.
2. **A crowd to pay, every cycle** — Contractors, subcontractors, hauliers, suppliers — usually a separate bank transfer each. Fynex [pays them all in one run](https://docs.fynex.ai/payments-api/v1/docs/payouts), by Faster Payments, on your schedule.
3. **Nothing ties back to the job** — Invoices, bank activity and job records only meet in a month-end spreadsheet, then get typed into the accounting system a second time. Fynex [matches every payment](https://docs.fynex.ai/payments-api/v1/docs/reconciliation) to the property, job or load it belongs to and posts it back to your books.
4. **Your cash is stuck waiting** — Retention held back, customers paying late, invoice finance sold off cheap. Fynex builds early payment, retention tracking and financing into the flow, so cash moves when you need it.

## Raise it from the system that already holds the job

Weeks after you could have done anything about it, you find out what that job, that property or that load actually made.

### An account per property, site or route

Rent, deposits and site payments arrive into their own virtual account, already attributed. See [Virtual accounts](https://docs.fynex.ai/payments-api/v1/docs/virtual-accounts).

```http
GET /payments-api/v1/payees
→ { "payees": [{ "id": 101, "legalEntityId": 77, "displayName": "Primary Payee", "role": "Contractor", "merchantId": "merchant-1", "status": "Active", "isActive": true, "createdAt": "2026-04-07T10:00:00Z", "updatedAt": "2026-04-07T10:00:00Z" }], "total": 1, "limit": 20, "offset": 0 }
```

### Divide by rule, not by spreadsheet

An owner's share, a manager's fee and a contractor's cut set once as lines, applied every time money arrives. See [Splits](https://docs.fynex.ai/payments-api/v1/docs/splits).

```http
GET /payments-api/v1/payments
  /ORDER-100106/split-decisions
→ { "decisions": [{ "id": "decision-1", "paymentId": "ORDER-100106", "ruleId": 7, "ruleVersion": 3, "inputs": { "ruleId": 7, "ruleVersion": 3, "allocationMode": "absolute", "amountBase": "net_settled", "grossAmountMinor": 10000, "lines": [{ "payeeId": 101, "priority": 1, "isEnabled": true }] }, "rulesApplied": [], "rulesSkipped": [], "outcome": { "shares": [{ "payeeId": 101, "rawShareMinor": 8000, "shareAmountMinor": 8000, "feeAmountMinor": 0, "netAmountMinor": 8000 }], "totalFeeMinor": 0, "grossAmountMinor": 10000, "remainderMinor": 2000, "overAllocated": false }, "evaluatedAt": "2026-09-02T12:34:56Z" }] }
```

### Pay contractors per stage

A call per trade at each stage, out of the balance that job's money sits in. See [Payouts](https://docs.fynex.ai/payments-api/v1/docs/payouts).

```http
POST /payments-api/v1/payees/101/payouts
{ "payoutMethodId": 501,
  "amount": "8400.00" }
```

### Know exactly where the money stands

One state model across every payment you take, readable by your own reference. See [Payment lifecycle](https://docs.fynex.ai/payments-api/v1/docs/payment-lifecycle).

```http
GET /payments-api/v1/payments
  /ORDER-100106
→ { "status": "provider_completed" }
```

## The same money problem, in five industries

Each page is written in that industry's own terms. Start where you are — or if you run a trades business, go to [home services](/home-services/).

- **Property** — Landlord statements that tie out, contractor bills matched to the property, client account reconciled.
- **Construction** — Applications tracked to the payment, retention chased, CIS deducted.
- **Logistics & freight** — Every job invoiced on POD, hauliers paid, margin per job in Xero.
- **Healthcare staffing** — Bill facilities, pay clinicians on time, and reconcile every payment to the placement.
- **Distribution & wholesale** — Pay the supplier network, match invoices to purchase orders, and reconcile per order.

## What comes off your desk, industry by industry

A closer look at each industry — four jobs Fynex runs, and a link into the full page.

### Property — For letting and managing agents on Arthur or Re-Leased.

- **Landlord statements that match the agreement** — Fee, reserve and repairs checked before the landlord run.
- **Every repair line with its invoice** — Contractor invoices matched to the job and paid by Faster Payments.
- **Client account, reconciled daily** — Bank, tenant and landlord ledgers agree every day.
- **The month in Xero** — Posted per property, nothing re-keyed.

### Construction — For specialist contractors and subcontractors on Sage, Xero or Eque2.

- **Applications tracked to the payment** — Pay less notices flagged the day they arrive.
- **Retention, job by job** — Owed and held, release dates chased.
- **Subcontractors paid, CIS deducted** — Paid against the job they worked.
- **Margin per job, in your books** — Every cost posted to the job as it lands.

### Logistics & freight — For hauliers, forwarders and brokers on Mandata or MyTrucking.

- **Every delivered job invoiced** — Matched to the POD.
- **Haulier invoices checked or self-billed** — Against the agreed rate, before you pay.
- **Early payment, counted** — The fee booked to the job.
- **Margin per job** — In Xero, by route and customer.

### Healthcare staffing — For healthcare staffing platforms and the clinicians they place.

- **Same-day clinician pay** — Pay the day after a shift, with advances against net-30.
- **Pay every clinician in one run** — Nurses, doctors and bank staff, by Faster Payments.
- **Match timesheets to placements** — Every payment tied to the shift and facility.
- **Margin per placement** — Real-time profit per shift, clinician and facility.

### Distribution & wholesale — For distributors and wholesalers and their supplier networks.

- **Pay the supplier network** — Every supplier paid in one run.
- **Match invoices to POs** — Three-way match, so payments only go out when orders tie out.
- **Pay suppliers in the US and UK** — By Faster Payments, matched to the purchase order.
- **Reconcile per order** — Every payment tied to the order, margin in real time.

## Questions, answered

### Who are these pages for?

Businesses that get paid once and owe a crowd from it: letting and managing agents paying landlords and contractors out of rent, specialist contractors paying subcontractors and suppliers out of an application, hauliers paying subcontracted hauliers out of a customer payment. Each page is written for the business running the work — not for the software vendor. If you run a trades business, start with [home services](/home-services/).

### How is this different from a normal payment processor?

A processor takes a card payment and stops. These businesses don't have one payment — they have one payment owed to a landlord, your fee and a contractor, then matched to a job and posted to the books, often with cash out before the customer pays. Fynex runs that whole flow: works out each share from the agreement, pays it by Faster Payments, matches it to the job and keeps Xero or Sage in step.

### Does Fynex replace the software I already run?

No. Arthur or Re-Leased, Sage or Eque2, Mandata or MyTrucking, and Xero or Sage all stay. Fynex works across them — the agreement, the bank and the books — so the statement, the application or the job and the money behind it agree.

### Which industries can I use it for today?

Five, each with its own page: property management, specialty construction, freight brokerage, healthcare staffing, and distribution & wholesale. Each works the same way — agreement, payment, job and books kept in agreement — written in that industry's own terms.

### Can this connect to the systems we already run?

Yes. Collections and payment runs can be raised from the system that already holds the job, the property or the load, rather than being keyed in twice — the [Payments API reference](https://docs.fynex.ai/payments-api/v1/docs) documents [collecting on a payment link](https://docs.fynex.ai/payments-api/v1/docs/hosted-checkout), [payment runs](https://docs.fynex.ai/payments-api/v1/docs/payouts) and [getting each result back](https://docs.fynex.ai/payments-api/v1/docs/webhooks).

## Every payment moved under a licence, not a promise

Fynex is Merchant of Record for the payments it moves, and reconciles your client account rather than replacing it.

- **E-money permissions via Fondy** — Fondy Ltd (FCA FRN 900705) covers every payment we move.
- **PCI DSS Level 1** — The highest card-data security standard, on by default.
- **Audit logs** — Every movement traceable and ready for review.
- **Built-in KYC / KYB** — The switch that turns the business on.
